HOUSE RULES
A warm welcome! We warmly welcome you to our holiday apartment at Bambi Lodge and look forward to your stay! To ensure that you and future guests feel at home with us, we ask you to adhere to the following house rules and thank you for your understanding.
(1) General guidelines
a) These house rules are linked to the rental agreement or the rental through a booking platform, and compliance with the house rules is also a prerequisite for this. Failure to comply with these house rules may result in consequences, such as a deduction of the rental deposit.
b) All guests must follow these house rules and other instructions from the landlord.
(2) Occupancy/Quiet Times/Disclaimer
a) This holiday apartment is suitable for a maximum of 3 people.
b) Guests are responsible for the safety and behavior of their children at all times.
c) Guests should remain quiet and refrain from making excessive noise, particularly between 10 p.m. and 6 a.m. and during arrival and departure.
d) Excessive noise is prohibited at any time of day or night and may result in termination of the holiday apartment rental agreement, the requirement to vacate the apartment and, where appropriate, additional costs being incurred, which will be deducted from the security deposit.
e) We also ask our guests to treat residents and neighbors with respect.

(4) Heating
a) The holiday apartment is heated by fully automatic smart radiators. These are controlled by a timer. Please do not reprogram the radiators. Please inform the landlord of any adjustment requests, who will be happy to access the radiators remotely.
b) Only for experienced tiled stove users: In winter, it is possible to use the tiled stove (purely for the comfort and enjoyment factor). Please procure firewood yourself at your own expense (e.g., from Coop Arosa). Overheating the tiled stove with too much firewood is absolutely essential, as this can cause damage to the stove. Heat transfer to the room takes a significant time, so patience is required.
(5) Visitors
a) Guests are not permitted to receive any additional visitors during their stay.
b) Guests are responsible for ensuring that the number of people booked is not exceeded.
c) Additional overnight guests must be announced in advance (during the booking process) and accepted by the landlord. Additional charges may apply.
(6) Events/Celebrations
Parties and other large gatherings are not permitted in this vacation rental.
(7) Parking
a) Guests must comply with the parking regulations and respect the vehicles and parking paths of their neighbors.
b) Parking is available for this holiday apartment directly in front of the house on the opposite side of the street below the fountain (see photo).
c) Alternatively, the vehicle can be parked in the nearby public car park at the town exit towards Arosa (free of charge, subject to availability)
(8) Disposal/Waste
a) Please dispose of waste in accordance with local regulations (below) and in the designated sealed containers.
b) The following regulations apply to this holiday apartment: Use of locally charged garbage bags. These can be purchased individually (17-liter or 35-liter) at the Prima Village Shop, for example.
c) The rubbish must be placed in the above-mentioned rubbish bags and brought to the collection point 100m away on the day of departure (diagonally opposite on the other side of the main road towards the hiking car park next to the stream).
d) Glass disposal: There is a collection container to the left of the house after about 300m on the right.
e) PET bottles and cans: You can place them, after washing them, in the designated containers in the lowest compartment of the hallway closet.
(9) Security
a) Each time you leave the holiday home, it is your responsibility to ensure that all windows and doors are securely closed for safety and to prevent rain and water damage.
b) Lights, TV, and other electrical appliances must be turned off when not in use to save energy. Changing the settings on the electric radiators is not permitted. These can be adjusted remotely by the landlord (please notify us accordingly).
(10) Valuables
The landlord is not liable for valuables or clothing.
(11) Balcony
Children must be supervised by their parents at all times while using the balcony area. Otherwise, the balcony doors must be kept closed at all times for safety reasons.
(12) Garden
a) The garden below the house can be used by the tenants of the holiday apartment
(13) Smoking
Smoking in the holiday apartment and on the balcony is strictly prohibited for fire safety reasons.
(14) Pets
Pets are not allowed.
(15) The Grill
Barbecuing on the balcony is prohibited for fire safety reasons
(16) Damage
a) All damages must be reported to the landlord as soon as possible. Failure to report any damage may result in a deduction from the security deposit.
b) To avoid damage, furniture may not be moved from one room to another without prior agreement.
c) Towels may not be stolen from the holiday apartment.
(17) Charging batteries for electrically powered vehicles of any kind (cars/bicycles/scooters/etc.)
Charging batteries by connecting them to the house's power grid is strictly prohibited.
(18) Smart access system
a) You can easily check in using a digital code, which you enter on the keypad located to the left of the front door. You will receive the code, along with detailed instructions, a few days before your arrival via a separate email from our provider, Nuki.
b) Smart Lock – Quick Guide Allow us to give you some more information about the smart lock on the front door. As you have probably seen, you only need the code to unlock it. Going outside: By briefly pressing the inner round button on the smart lock, you can lock or unlock the smart lock. -> Press the round button on the inside of the smart lock once, you have 1 minute to leave the house and close the door, which will automatically lock. -> Press the round button on the inside of the smart lock twice, and you have 30 seconds to go out. When the time is up, the smart lock will automatically lock the door behind you. Coming home: Simply enter your numeric code and the lock will open. After entering and closing the door, it will automatically lock after 1 minute. You must have the code with you when you leave the house. If the door is closed and you don't have the code, please contact us and we can open the door remotely for you.
(19) Check-In/Check-Out
a) Arrival is after 3:00 p.m.
b) Upon departure, we ask our guests to vacate the accommodation by 10:00 a.m. at the latest (later departure may be possible in consultation with the landlord).
c) Further arrangements for departure (cleaning, laundry, waste disposal, etc.):
o Garbage must be disposed of in accordance with point 8 and taken to the collection point
o Dishes must be thoroughly washed, dried, and put back in the cupboards. Otherwise, we reserve the right to charge you.
o Used bed linen must be removed and placed on the bed.
o Decorative cushions do not need to be removed.
(20) Cleaning
a) We ask you to keep the apartment clean at all times and to remove any stains you cause immediately.
b) Please also put the used dishes back neatly in the kitchen cupboards.
c) Please leave the accommodation swept clean upon departure and otherwise in the same condition in which you found it.
d) Please keep all exterior doors closed at all times. We are in the countryside, and small rodents from fields and meadows, for example, also like it warm.

(22) Consent
Any violation of these house rules constitutes a violation of the rental conditions as set forth in the rental agreement. The owner and/or the vacation rental manager reserve the right to terminate the rental agreement and evict any guests or visitors who refuse to comply with these house rules or who cause a nuisance to neighbors or other residents of the community.
