Terms and Conditions (T&C) for the Short-Term Rental of the Holiday Apartment

1. Subject of the Agreement The landlord provides the tenant with the selected holiday apartment for exclusive use during the rental period chosen during the booking process. The rental agreement is concluded upon confirmation of the booking by the landlord.

2. Rental Period The apartment may be rented on a daily basis for a maximum of 14 consecutive days.

3. Payment Terms The total rental amount is due in full at the time of booking and must be paid using the payment methods provided during the booking process. If payment is not received on time, the landlord reserves the right to cancel the booking.

4. Cancellation Policy • Up to 30 days before arrival: Free cancellation. Any payments already made will be fully refunded. • From 29 days before arrival: 100% of the rental price will be charged as a cancellation fee. Refunds are excluded within this period.

5. Check-in and Check-out Check-in and check-out times are communicated during the booking process. Early arrival or late departure is only possible upon prior agreement with the landlord.

6. Use of the Apartment • The apartment may only be occupied by the number of guests stated during the booking process. • The tenant shall treat the property with care. Any damage must be reported to the landlord immediately and will be charged to the tenant. • Smoking inside the apartment is strictly prohibited. • Pets are only permitted with prior written approval from the landlord.

7. Liability The landlord accepts no liability for: • personal belongings of the tenant, • temporary failures of electricity, water, heating or internet services, unless caused intentionally or through gross negligence by the landlord, • events of force majeure that affect the stay. The tenant is liable for all damages caused to the apartment or its inventory during the rental period by themselves or by accompanying persons.

8. House Rules The applicable house rules form part of these Terms and Conditions and must be observed by the tenant. Violations may result in termination of the rental agreement without refund.

9. Cancellation by the Landlord The landlord may withdraw from the agreement for important reasons (e.g., unforeseen damage to the apartment, safety issues). In such cases, all payments received will be refunded in full. No further claims by the tenant shall arise.

10. Governing Law and Jurisdiction Swiss law shall apply. The place of jurisdiction — where legally permissible — is the domicile of the landlord.
